Zoning in La Marque

New Zoning Map Proposed

A public hearing has been scheduled before the Planning and Zoning Commission for April 20, 2021 at 4 PM via zoom video and telephone conference for consideration of an updated zoning map. The agenda for this meeting will be posted on the City's agenda center tab of the City Website under "planning and zoning" at least 72 hours prior to the meeting and will also be posted on the bulletin board in front of the Council chambers at 1109-B Bayou Rd., La Marque, TX 77568. The proposed map includes the following categories of changes:

C-1 General Commercial properties that are currently impacted by the Thoroughfare Overlay District are proposed to change to C-4 Interstate Commercial if the property fronts I-45, or C-3 Corridor Commercial if the property fronts a thoroughfare other than I-45 (the Thoroughfare Overlay District is proposed to be repealed);

Properties currently zoned "public" are proposed to change to R-1 Single Family Residential or C-1 General Commercial to match their current use, or, for vacant properties, to match the adjacent uses; and

R-1 Single Family Residential properties that front I-45 for which the owner has submitted a written request to change to a commercial zoning district are proposed to be changed to C-4 Interstate Commercial.

Note: Any zone change ordinance passed since the last zoning map was adopted is still valid and will be incorporated on the final version of the zoning map. The City reserves the right to update this version of the zoning map only to the extent such corrections showing previously passed zone change ordinances are incorporated for consideration by the Planning and Zoning Commission

Currrent Zoning Districts

Zoning districts are established to promote compatible patterns of land use within the city limits. Zoning districts also establish site development regulations and performance standards appropriate to the purposes and the uses allowed in each district.

Distinct zoning districts exist for residential, office, retail and industrial uses. Furthermore, specific use restrictions, site development regulations or performance standards may apply to zoning districts combined with a special overlay or combining districts.

The City of La Marque enacted a zoning resolution in 2005.

Zoning Process

As part of the zoning process, appropriate land uses for an area are identified based on such factors as:

  • Access to a site
  • Density
  • Environmental concerns
  • Height of a proposed project
  • Intensity
  • Overall compatibility
  • Surrounding land uses
  • Traffic impacts
